Once you have selected a model, our team conducts a comprehensive site evaluation of your property. This includes verifying local zoning requirements, measuring setback distances from property lines and existing structures, assessing utility connection points for water, sewer, and electrical service, evaluating site access for delivery truck clearance, and confirming foundation requirements based on soil conditions. We use satellite imagery and city records for an initial assessment, followed by an on-site visit to confirm all details. This step is critical to ensuring a smooth permitting and installation process.

Permitting is often the most daunting part of building an ADU. EVO ADU removes that burden entirely. Our units come with a state-approved plan set that has already been reviewed and certified for structural, mechanical, electrical, and plumbing compliance. We prepare all required documentation, submit permit applications to your local building department, and manage the review process through approval. California law requires cities to process ADU permits within 60 days, and our pre-certified plans often result in faster approvals. While your permit is being processed and your site is being prepared, your ADU is built in our California-based manufacturing facility. Factory construction provides significant advantages over traditional site-built construction. Every unit is built in a controlled indoor environment, eliminating weather delays and ensuring consistent quality. Precision CNC cutting and assembly results in tighter tolerances and better energy efficiency. Quality inspections occur at every stage of production. Factory production typically takes 6 to 8 weeks from start to completion. Your unit arrives fully finished — walls, flooring, cabinetry, appliances, plumbing, electrical, and HVAC are all installed before the unit leaves the factory.
Delivery & Installation
Turnkey installation with minimal disruption to your property.
Your completed ADU is delivered to your property on a standard flatbed truck. Our experienced installation team manages the entire process including crane placement onto the prepared foundation, connection to water, sewer, and electrical utilities, exterior finish and trim work, and final landscaping restoration. Most installations are completed within 1 to 2 weeks. We coordinate all logistics including street permits, utility shutoffs if required, and crane scheduling. The process is designed to minimize disruption to your daily life and your neighbors.

After installation, your local building department conducts a final inspection to verify code compliance. This typically includes structural, electrical, plumbing, mechanical, and fire safety inspections. Once your ADU passes final inspection and receives its certificate of occupancy, it is officially ready for use. We conduct a detailed walkthrough with you to review all systems, appliances, and finishes. You receive all warranty documentation, maintenance guides, and manufacturer information. From this point, your ADU is fully yours — ready for family, tenants, a home office, or whatever you envision.

Common Questions About the Process
Do I need to be home during construction?
Your ADU is built entirely off-site in our factory, so there is no on-site construction activity until delivery day. During the 1 to 2 week installation phase, you do not need to be present but should be available for questions. We coordinate directly with your local building department for all inspections.
What site preparation is required?
Site preparation includes foundation construction, utility trenching for water, sewer, and electrical connections, and ensuring adequate access for the delivery truck and crane. The scope varies by property — some sites require minimal preparation while others may need grading, tree removal, or utility upgrades. We provide a detailed site work quote after our evaluation.
What if my permit takes longer than expected?
California law requires cities to process ADU permits within 60 days. Our pre-certified plans and experienced permitting team help ensure timely approvals. If a jurisdiction requires additional information or revisions, our team handles all communication and resubmissions. We do not begin factory production until we have a clear path to permit approval, so there is no risk of building a unit that cannot be permitted.
Can I live in the ADU while my main home is being renovated?
Yes. Once your ADU receives its certificate of occupancy, it is a fully permitted and independent dwelling unit with its own kitchen, bathroom, HVAC, and utilities. Many homeowners use their ADU as temporary housing during main home renovations, then convert it to rental use afterward.
